What is the Vendor Finance Calculator?
 
 
The Vendor Finance Calculator (VFC) is a web based program that does all the number crunching for all your vendor finance real estate deals, qualifies your buyers for you, and gives you a complete summary of your business. This program was originally a small, simple excel spreadsheet created by a Vendor Finance Investor to help him run his Vendor Finance business more efficiently. The Calculator has since then evolved and become much more powerful while remaining highly accurate. The Calculator can handle all the following complexities and situations: 
  • Installment Contracts
  • Lease Options
  • Back to Back Lease Options
  • Second Mortgages
  • Joint Venture Agreements
  • Honeymoon Rates

The VFC is designed to be very user friendly. You simply tell it how you’re buying the property and how you're selling the property and it will give you the appropriate calculator. For each deal you submit to the VFC you will receive the critical numbers for your deal, such as: 
  • How much Money you need to Invest
  • Your Return on Investment
  • Your Backend Profit (Paper Profit)
  • A complete breakdown of all the costs involved such as stamp duty and mortgage insurance 
One of the best parts of the VFC is the ability to change different variables and see exactly how it affects your deal.
 
The VFC also has a Buyer Qualifier which assists you to calculate the eligibility of your purchasers. The Buyer Qualifier allows you to simply put in all your purchaser’s income details in; such as $1,000 a month before tax retainer, $580 after tax per week salary and $397 per fortnight before tax from Centrelink. The Buyer Qualifier will take all these before and after tax numbers and give you the purchaser’s equivalent yearly before tax income. You can then put the purchaser’s liability repayments in and it will calculate the maximum repayments your purchaser can afford based on your own individual qualifying criteria. This allows you to very quickly see if the purchaser can afford your property and can even be done while on the phone to your prospective buyer. 

The VFC website also allows you to save any Deal or Purchaser's Details you create. This will allow you to keep track of your Deals and Purchasers. The following information is able to be stored on the VFC website: 
  • Settlement Dates
  • Insurance Costs
  • Water Rates
  • Council Rates
  • Holding Costs
  • Professional Fees i.e. Conveyancing, Building Inspection
  • Other costs associated with the property
  • Buyers Income
  • Buyers Liability Repayments 
This allows you to look back after several years and know all the exact details of a particular property deal and exactly why you let someone buy that property. 
 
The VFC website also takes all your saved deals and provides you with a summary page so you can see an overview of your entire portfolio. You can instantly see exactly how much positive cash flow you are creating and how much backend profit you are going to receive. This information is calculated for you daily so you know exactly where you’re up to everyday.
