To me, this is a decision making calculator. It will give you a clear result on whether you have a GREAT deal or a Lemon. It really makes it an quick and easy decision process. Definitely a valuable tool especially for the new people coming into the business. Keep up the good work!

Rent To Own Home

I have recently purchased the Vendor Finance calculator (VFC). The first deal I have used the VFC or is for a negatively geared rental property I own. If I sell the property using traditional methods in the current market I stand to lose $80,000. Spending just 15 minutes using the VFC I have been able to put together a deal which should appeal to the local market and will mean that in 10 years I will walk away with a $7500 profit.

Brilliant is the only word I can use to describe the VFC! From weeks of wondering about how I could get out of this property without losing $80k to having a solution in 15 minutes. I was able to easily “play” with different scenarios (probably tried 8 or 10) to come up with one which would work for me and a new owner. Much much easier than sitting down with a calculator and piece of paper! I could make a change to any of the parameters and see in an instant the impact it would have on the deal.
